The real estate market is often complicated and risky, whether buying or selling, home inspections should be geared towards your protection.

Want to see more dumps per capita than Detroit? Visit bank owned properties in Henderson/Las Vegas. I recently went out and took a look at several homes in the Forclosure market. What a joke. Mold, broken everything, rooms to small to be anything more than closets. Seriously one place had this little area with 3 walls that opened into the "I Think that's an eating area" and it was listed as a bedroom. The Realtor listing this as a bedroom should have their license stripped away. In another there was so much black mold under the counter area in the kitchen you could make mold balls like snowballs. And the only thing the Realtor would say is "It's a good price for the Area". People undergoing forclosure are completely destroying these homes. And in Vegas it's all stucco on a concrete floor so there isn't much quality built into them to begin with. Buyers need to look really really hard at bank owned dumps before investing. The reality is it would cost more to fix up most of these places than to just look seriously at better homes on the resale market that are not bank owned.

Really good post. Another note about realtors and neighborhoods taken from my blog:
"3. Knowledge of Your Neighborhood

A Realtor can give you valuable insight into neighborhoods. If you are purchasing a home you know you’re not just purchasing a home but a neighborhood as well. A real estate agent can associate comparable sales and relay the details to you, besides pointing you in the right direction so you can find more facts on schools, crime, occupations, education level, and income. Realtor estate agents will also know of future developments and home sale info that isn’t available to the public."

Didn't know if you worked with EDC or not on your investment properties. We can help you sell properties needing rehab by offering rehab loans with as little as $0 down.

Seems very interesting, living in a beach front that is family-friendly. This would be ideal for families who are living an active lifestyle and into water sports.

This is the correct pattern for serious orders. We have been processing such transactions most of the day for our real estate. It has always given us a great ease to have the information added into a database for easy searching.

I have a carpet cleaning business in Boulder and we do clean carpets for a few banks and you would be astonished at how horrible these carpets are before we get to them. A slap of paint and new or cleaned carpets hide a life of house abuse.
